An energy performance certificate or EPC for short is a 3 to 5 page certificate which shows the current energy rating of a UK dwelling. It is a legal document required when selling or renting out a property. It rates the building from an A, which is the highest to a band G the lowest.

All EPCs are stored online on a central Government register. The certificate is valid for 10 years. If your EPC is required for rental, then it must be at least an E rating. If it is an F or G, then the property cannot be let.

How Is An EPC Done?

An EPC Birmingham qualified Assessor has to visit the property to obtain the information required to produce the EPC. Data is gathered about the dimensions of the building and the construction and types of walls.

 

Further information is gathered about the existing heating lighting glazing and insulation in the building. Photos are taken as evidence of the elements that are in the property and these are required for audit purposes.

The visit takes typically takes between 20 minutes to an hour depending on the complexity of the building. The data is then entered into approved government software which then does the calculations to produce the energy ratings and recommendations for the property. The EPC is then lodged on to the Government register and the certificate number is sent to the client. The full EPC can then be viewed online.

The EPC is normally emailed to the customer in 2 to 3 days. If you need it in a hurry, book our express service, for a small additional fee you can receive the certificate the same day of the visit.

 

EPC Property Checklist

There is actually very little the customer needs to do to prepare for an EPC survey. Providing the documentary evidence of any loft conversions, and cavity wall insulation, if the building is rendered, along with proof of the date the windows were installed if after 2002. The only other key thing that a customer needs to do is ensure that access is available to the following items:

  • All rooms in the property
  • Gas and electric meter
  • Loft hatch
  • Boiler and hot water cylinder if present
  • If the loft is boarded access to evidence and measure the insulation in a few different locations. This may mean lifting some boards prior to survey date.

The EPC is calculated using many factors within the property, so ensuring that all the required data can be obtained during the visit will help the rating. An EPC can still be completed if some of the items are inaccessible but this is likely to have a negative impact on its rating.

The EPC is not a condition report of the property, so we won’t need any maintenance or service records.

What Dwellings Are Exempt From Requiring An EPC?

  • Residential buildings that are used for less than 4 months of the year.
  • Stand-alone buildings (of less than 50 m2 )
  • Temporary buildings that will be used for less than two years.
  • Places of worship.
  • Industrial sites and non-residential agricultural buildings that use little energy.
  • Listed buildings.
  • Are You Able To Let A Property Without Having An EPC?

    The simple answer is No. From April 2020 all rental properties need to have a valid EPC registered on the EPC register. To legally rent a property the energy rating of the EPC needs to be at least an “E”, or the property must have a valid exemption.

    The EPC rates a property from A 100 (the best) to G 0 ( the least efficient). An average UK property is a D60. Rental properties need to be at the least an E rating. If it is not an E then the landlord would need to undertake some of the recommendations on the EPC to raise the rating. If an E rating can not be achieved, then an exemption can be applied for by going to the Government website and applying for an exemption on the PRS register.

    What Is The Minimum EPC Rating To Let A Property?

    The minimum EPC rating for rental is an ‘E’. The EPC scores a property from A, the highest to G, the worst. Dwellings rated F or G, after April 2020, cannot legally be let. Energy Efficient improvements will have to be made, or a valid exemption applied for.

    What Is Penalty For Not Having An EPC?

    A set penalty charge of £200 may be issued for failure to comply in the following circumstances: on sale or rent the vendor or landlord failed to make a valid domestic EPC available free of charge to the prospective buyer or tenant at the earliest opportunity.

    What Does EPC E Mean?

    The EPC will rate the property either A,B,C,D,E,F, or G. An E rating is the legal minimum a property can be for you to rent out. Also, it is becoming the standard requested by financial institutions when lending funds against a home.

    It’s not to say you won’t be able to borrow the funds when it is below an E, but there will probably be additional clauses in the arrangement.

    Can You Evict A Tenant Without An EPC?

    If the tenancy commenced or was renewed after 1 October 2015, a landlord cannot evict with a section 21 notice (no fault eviction) if they have not given the tenant an EPC. If the EPC is subsequently obtained, a period of 8 weeks needs to pass before applying for a section 21 notice.

    Landlords are always advised to get proper legal advice to ensure that all documentation is given to the courts correctly.

    Can An EPC Fail?

    No. The EPC is not a pass or fail. Even so, various 3rd parties may require the EPC achieve a certain score before they decide to proceed. One example would be a bank lending funds against a rental property, might require that the EPC is at least an “E”.

    What Happens If An EPC Runs Out During A Tenancy?

    It will have to be renewed Under the Minimum Energy Efficiency Standard, all rental properties need to have a valid EPC of at least an E rating or over. All EPCs are lodged on a national register at epcregister.com. The EPC is good for a further 10 years.

    Is An EPC A Legal Requirement?

    Yes, an EPC is a legal requirement for all rental properties and properties which are for sale as well as all newly built properties. Legally, the inbound occupant need to be provided with an EPC.

    Can You Market A Property Without An EPC?

    Yes a property can be marketed without an EPC but only subject to one having been requested to be carried out within 7 days. If after making all reasonable attempts one can not be obtained within that timeframe, then a further 21 days is allowed to acquire one.

    It Is A Legal Requirement For Renting, To Have An EPC?

    From April 2020, all dwellings for rental must have a valid EPC on the EPC register. The EPC rates the energy efficiency of a property from A-G. For rental, the EPC needs to be a minimum rating of an E, unless a valid exemption has been applied for.

    Just How Much Will An EPC Cost

    The cost of an EPC is normally in the range of £50 – £120. This depends upon size of property and location. Typically it is cheaper if going straight to a licensed Assessor as opposed to using a third party like an Estate Agent or a marketing company.

    Are All Listed Buildings Exempt From An EPC?
